Apartment management software

Apartment management software for Indian housing societies

One system for maintenance billing, online collection, visitors, complaints, amenities and society accounts — with the money settling into your society's own bank account. Free under 25 units, ₹15/unit/month after that, and the price is on the website rather than behind a sales call.

The short version

What apartment management software actually does

Most housing societies in India run on a stack that nobody chose: a billing spreadsheet on the treasurer's laptop, a paper visitor register at the gate, three WhatsApp groups, and a shoebox of receipts that becomes somebody else's problem at the next AGM. It works until the person holding it moves out.

Apartment management software replaces that stack with one system the committee, residents and guards each see a different slice of. The committee raises bills and sees who has paid; residents pay from their phone and get a receipt; guards log entries; and when the committee changes, the next one inherits a working system instead of a handover meeting.

You will see the same category called society management software, RWA management software or an apartment ERP. They mean the same thing. What separates the products is not the feature list — it is where your money settles, what the price is at your size, and how long it takes to switch.

What you get with Societly

Maintenance billing & collection

Raise per-unit or per-sqft bills on a schedule, apply arrears and interest, and let residents pay by UPI, card or net banking. Collections settle into the society's own bank account.

Visitor & gate management

Guards log visitors on a phone, residents approve from theirs, and expected guests arrive with a QR pass. Every entry and exit is on the record instead of in a paper register.

Complaints & helpdesk

Residents raise a ticket with a photo, it routes to the right person, and it carries a due date. The committee can see what is open and what is late without opening WhatsApp.

Society accounts

Receipts and payments, income and expenditure, sinking and corpus funds, budgets and GST-ready outputs — built so the books tie back to the collections rather than being re-typed.

Amenity booking

Clubhouse, gym and party-hall slots with deposits, charges and cancellation rules, so bookings stop being a WhatsApp negotiation with the secretary.

Staff & daily help

Attendance for society staff, a register for maids, drivers and cooks, and vendor records — so a handover does not depend on one person remembering who works where.

Notices & communication

Announcements, a discussion forum and emergency SOS alerts that actually reach residents, with a record of what was circulated and when.

Polls, AGMs & governance

Run polls and online elections, manage meetings, and keep documents and an audit trail of administrative actions in one place.

Where Societly is not the right answer

No proprietary gate hardware — Societly runs on the phones your guards and residents already have. If you want boom barriers or face-recognition terminals integrated, that is not us.

Online payment collection needs a one-time KYC of the society with our RBI-authorised payment partner before it switches on. Everything else works from day one.

We are a young platform. Vendors that have been selling since the 2010s have longer reference lists, and if a decade of references is your main criterion you should weigh that honestly.

Questions

Apartment management software, answered

What is apartment management software?

Apartment management software is a single system that replaces the spreadsheets, registers and WhatsApp groups a housing society runs on. It handles maintenance billing and online collection, visitor and gate entry, complaints, amenity bookings, staff and society accounts, with separate access for the committee, residents and guards. In India it is also called society management software or RWA management software — the same category, different names.

How much does apartment management software cost in India?

Societly is free for societies up to 25 units, then ₹15 per unit per month on Growth and ₹25 per unit per month on Pro, exclusive of GST, with no annual contract. A 60-unit society on Growth pays ₹900 a month. Much of the category prices per unit per month too, but quotes are usually given only on a sales call, so compare the effective per-unit rate rather than the headline.

Does the society keep control of the maintenance money?

Yes, and this is worth checking with any vendor you evaluate. On Societly, residents pay by UPI, card or net banking and the collection is settled into the society's own bank account — Societly takes no commission or cut of maintenance. We earn only from the software subscription. Enabling online collection requires a one-time KYC of the society with our RBI-authorised payment partner, usually a few working days.

Can we move our existing data from Excel or another app?

Yes. You can import members, units and outstanding balances from a spreadsheet — including the single combined workbook most societies already keep — and go live without re-keying anything. Your data stays exportable afterwards, so there is no lock-in if you later decide to leave.

How long does it take a society to go live?

Registering the society, importing the unit list and inviting residents takes about 5–10 minutes, with no sales call, no training programme and no hardware to install. Online payment collection switches on separately once the society's KYC clears.

Is apartment management software worth it for a small society?

For a society under 25 units the honest answer is that it costs nothing to find out — the Starter plan is free and covers billing, online payments, visitor passes, announcements, complaints and SOS alerts. The value shows up fastest in two places regardless of size: maintenance arrears, because automated reminders and digital receipts remove the awkward chasing, and handover, because the next committee inherits a system instead of one person's laptop.

Try it on your own society's numbers

Register the society, import your unit list from the spreadsheet you already keep, and raise a real bill cycle. Under 25 units it stays free, so you can decide with your own data rather than a demo.
